How is IGVhope different from rent-to-own?

Most rent-to-own schemes ask you to pay an upfront deposit (often $30,000–$80,000), charge inflated rent disguised as "forced savings" for instalment payments, and penalise you financially if circumstances change. IGVhope requires no upfront deposit beyond a standard tenancy security deposit. You pay normal, agreed occupancy contributions with capped increases. Your purchase price is agreed at entry and fixed throughout. Structured provisions exist for genuine life changes, no accumulated funds are put at risk.

What happens at Year 10?

At Year 10 you complete the purchase of your home at the price agreed on Day One, the same number, no matter what the market has done in the intervening decade. By this point you've built financial strength, a ten-year payment track record that mortgage lenders value highly, and you're completing ownership of a property that has likely grown in value. Your mortgage represents a far smaller share of the property's worth than if you'd stretched to buy on day one. IGVhope supports you through the mortgage transition with broker introductions and structured guidance so that Year 10 is the moment you've been building toward, not a surprise you have to manage alone.

What if property prices go up or down?

Your purchase price is agreed at entry and fixed for the full ten years. If property values rise, your agreed price stays the same. You complete ownership of a more valuable asset at a price set when it was worth less. This means your mortgage represents a smaller proportion of the property's value: you're entering ownership from a stronger financial position. If values fall, the fixed price provides certainty and the program's ten-year timeframe is designed to reduce short-term market exposure. IGVhope makes no guarantee of future market performance as market conditions cannot be predicted, but we put time on your side.

What happens if I lose my job or can't pay?

IGVhope operates within standard residential tenancy frameworks, giving you the same legal protections as any residential tenant. On top of this, the program includes participant income protection insurance as part of the platform design, providing a buffer if your income is disrupted. If you experience financial difficulty, IGVhope works with you to assess options, which may include short-term support measures, an extension of time, or a structured transition. The program is not designed to eliminate real-world risk, no housing model can do that. What it provides is time, visibility, and support that traditional homeownership often lacks.

Who qualifies for IGVhope?

IGVhope is designed for middle-income renters, who can comfortably afford monthly housing costs but cannot accumulate a traditional deposit quickly enough in a rising market. Applicants are assessed on income stability, affordability, and baseline credit suitability, similar to standard tenancy screening. This is not emergency housing or a social assistance program. It's a commercially structured pathway for people who are financially responsible and working toward homeownership, and who benefit from time and structured support to reach full mortgage readiness.
